JOB SUMMARY
The Mortgage Post-Closing Specialist coordinates the sale of mortgage loans and servicing rights to investors while ensuring all related accounts are accurately reconciled and balanced. This role supports post-closing and secondary market operations by auditing closed loan files, managing trailing documentation, and ensuring compliance with investor and regulatory requirements. The position also maintains financial accuracy by resolving discrepancies, reconciling accounts, and ensuring proper accounting treatment for loans held for sale and servicing transfers and other duties as necessary.
DUTIES AND RESPONSIBILITIES
- Coordinate the sale of mortgage loans to investors, ensuring accurate pricing, settlement details, and funding.
- Support the transfer and sale of mortgage servicing by coordinating required documentation, data transfers, and investor requirements.
- Audit closed loan files to ensure documentation is complete, accurate, and compliant with investor, state, and federal guidelines.
- Review closing packages for missing signatures, incorrect documentation, or incomplete information and coordinate corrections.
- Track and manage trailing documents including recorded mortgages, final title policies, and other required documentation.
- Assemble and deliver final loan packages to investors or government agencies within required timelines.
- Coordinate servicing transfers to investors or sub-servicers following loan sale.
- Reconcile loan and servicing-related accounts to ensure accurate financial reporting and proper accounting treatment of loan and servicing sales.
- Prepare and post general ledger entries related to loans held for sale (HFS), loan sales, and servicing transfers.
- Investigate and resolve discrepancies such as funding variances, pricing errors, short/over-fundings, or servicing transfer issues.
- Confirm receipt of investor proceeds and ensure all loan and servicing sales are properly recorded in financial systems.
- Maintain accurate records within loan origination, servicing, and accounting systems.
- Coordinate with title companies, investors, servicers, and internal teams to resolve documentation and financial issues.
- Identify opportunities for process improvements within post-closing, secondary market, and servicing transfer operations.
